How to compare remodeling estimates

Two quotes can look similar while covering very different work. Use this checklist to compare them fairly.

Start with the scope

Ask each contractor to describe exactly what is included: demolition, preparation, labor, materials, disposal, cleanup, and any work by subcontractors. Note what is excluded.

Identify allowances and unknowns

Look for allowances for fixtures, tile, cabinetry, or other selections. Ask what happens if your choices cost more. Find out how unforeseen issues are priced and approved.

Compare the schedule and payment terms

Ask for an estimated start date, project duration, payment milestones, and the process for handling delays. Avoid judging a quote by total price alone.

  • Are the same tasks and materials included in each estimate?
  • Which costs are fixed, estimated, or excluded?
  • How are changes documented and approved?
  • What warranty or follow-up support is described?

A good first conversation should help you understand the contractor's process—not just their availability.

Ask about relevant experience

Have they completed projects similar to yours? Ask for recent examples and references for comparable work.

Understand who does the work

Find out who manages the job day to day, whether subcontractors are involved, and who you contact when questions arise.

Confirm the basics

Ask about insurance, applicable licensing and permits, and how the contractor handles inspections. Requirements vary by location and project type; confirm with your municipality.

  • Can you share examples of similar projects?
  • Who obtains any required permits?
  • How will we communicate about changes and delays?
  • What is your process if a problem comes up after completion?

Review the written agreement for scope, material selections, allowances, schedule, payment terms, and how changes will be approved.

Plan for daily life

Agree on communication

Decide who will provide updates, how often you'll hear from them, and how you'll document decisions or concerns.
